Rural Exception Sites

If you are the owner of land adjoining, but outside, the built-up area of a village then residential development may still be possible under the Government’s Rural Exception Site policy.
 
The purpose of such developments must be primarily to provide affordable housing. The inclusion of market housing will only be supported where the Council is satisfied it is essential for the successful delivery of the development based on detailed financial appraisal (For example to fund abnormal
development costs or to deliver a balanced, sustainable community). Market housing must not represent more than 50% of the homes or 50% of the land take, excluding infrastructure and services.
 
GRC Planning can provide the necessary expertise, including the necessary financial appraisal, to obtain a planning permission for a Rural Exception Site development. As a ‘rule of thumb’ an affordable housing plot will be valued at around £10,000 per plot which enables the possibility of a significant increase in value over agricultural land values.
