Planning Appraisals
One of the most important stages of the planning process is a proper and thorough planning appraisal. A full understanding of the opportunities and the constraints enables clients to make informed decisions on when to commit to the future acquisition of a site or buildings for development or adding value to what is already owned.
A planning appraisal by GRC Planning will set out both the current and future development potential providing an honest and realistic prospect of obtaining a planning permission to enhance the value of the site or buildings.

Feasibility Assessments and Development Viability
It is important that a feasibility assessment is carried out at an early stage of a project to assess the technical and development viability of a scheme. That requires an extensive knowledge of working within the development process that GRC Planning can provide to ensure that all the technical requirements such as highways, drainage, ecology, biodiversity, ground conditions, contamination and build cost information are fully considered in any assessment and development viability.
There are a number of ‘trip wires’ any one of which can render a development proposal unfeasible or unviable. It is imperative to be aware of any of these at an early stage. This form of pre-application advice will provide the client with a view of the merits of the proposal, ultimately, enhancing the chances of success.
Development viability is now at the forefront of a Council’s consideration of a development proposal. For a major development of housing (10 or more residential units or a site larger than 0.5ha) there will be a requirement to provide affordable housing either on-site or as an off-site financial contribution. The provision of affordable housing, or in some cases the added requirement of paying a Community Infrastructure Levy (CIL), can significantly adversely impact upon the financial viability of a proposal. Financial Viability Appraisals to meet Council and District Valuer requirements and standards based on up-to-date knowledge and experience can be provided as part of an overall development proposal package. GRC Planning work with RICS appointed Development Viability specialists who can ensure the best possible and authoritative viability case is presented to the Local Authority.
An early engagement with Local Planning Authorities and the local community (for larger proposals, such as major developments) is an essential prerequisite. Such engagement enables issues and requirements to be identified and resolved before a planning application is submitted. GRC Planning can manage such an approach which invariably saves time and money for the client and increases the possibility of getting a consent.
